and another question if a site says um for example 11/12/10 11/17/10 and has a price of 200 below it does it mean that it cost 200 for that time period or per night?

Yes, nightly rate means you pay that amount for each night you stay there. When it says 11-12-10 – 11-17-10, $200 it doesn’t mean you can stay there for those 6 days for $200. It means that between 11-12-10 and 11-17-10 the price will be $200 each night, and after that date the price will change.

I would have to say for the dates for 2010 that it would be the total cost for your stay.. and yes… nightly rate does mean cost for every night you are staying there.

Yes it is about elasticity of demand. A decrease in price in summer will increase occupancy rate, and revenue. But it is not consistent with profit maximization. It should lower the rate in winter to increase occupancy rate, and revenue.
